Your New Role
As a Block Property Manager, you will be responsible for the comprehensive management of multi-unit residential developments. Your key responsibilities will include:
  • Maintenance Coordination: Overseeing the maintenance and repair of common areas, facilities, and equipment. You will ensure that all maintenance activities are carried out efficiently and in compliance with health and safety regulations.
  • Service Contracts Management: Managing contracts with service providers, including cleaning, landscaping, security, and maintenance services. You will negotiate terms, monitor performance, and ensure that services are delivered to a high standard.
  • Financial Management: Preparing and managing budgets for each residential block, including forecasting expenses, tracking expenditures, and ensuring financial transparency. You will also handle invoicing, collection of service charges, and financial reporting to OMC Boards.
  • Compliance and Regulations: Ensuring that all properties comply with relevant property regulations, building codes, and safety standards. You will stay updated on changes in legislation and implement necessary adjustments.
  • Tenant Relations: Acting as the primary point of contact for residents, addressing their concerns, resolving disputes, and fostering a positive community atmosphere. You will organize and attend OMC meetings, providing updates and facilitating communication between residents and the management team.
  • Risk Management: Identifying potential risks to the property and developing strategies to mitigate them. You will conduct regular inspections and implement preventative measures to safeguard the property and its residents.
  • Project Management: Leading renovation and improvement projects, from planning and budgeting to execution and completion. You will coordinate with contractors, ensure timely delivery, and maintain quality standards.
  • Estate Management: Identifying annual maintenance and refurbishment programs, including fire safety and other equipment, for consideration by the OMC. You will arrange delivery of planned maintenance, compile work schedules for janitors/caretakers, and oversee their work.
  • Accounting Services: Advising the OMC on the establishment of a sinking fund, preparing estimates for annual service charges, administering finances, and providing regular income and expenditure reports.

What You'll Need to Succeed
To be successful in this role, you will need:
  • Experience: A minimum of 3 years of experience in block property management or a related field. Experience in managing multi-unit residential developments is highly desirable.
  • Qualifications: A relevant qualification in property management, real estate, or a related discipline. Professional certifications such as the Property Services Regulatory Authority (PSRA) license are advantageous.
  • Skills: Strong organizational and communication skills, with the ability to manage multiple tasks and stakeholders effectively. Proficiency in property management software and financial reporting tools is essential.
  • Knowledge: In-depth knowledge of property regulations, building codes, and compliance requirements in Ireland. Familiarity with health and safety standards and risk management practices.
  • Attributes: A proactive and problem-solving mindset, with a keen eye for detail and a commitment to delivering high-quality service. Excellent interpersonal skills and the ability to build positive relationships with residents and service providers.
